Property Investment and Development

Property investment and development are complex businesses and getting matters wrong from an accounting and taxation perspective can be very expensive. The Morris Crocker property team has been assisting a wide range of clients for many years to navigate their way through the issues involved.

Ownership Structure

One of the key issues that we advise on is the ownership structure which needs to be considered in terms of suitability for both short term requirements and longer term strategy. These include sole or joint ownership, partnership, LLP, corporate, group and Special Purpose Vehicle (SPV).

Accounting

How transactions are reflected in accounts can have a crucial impact on taxation liabilities.  Property accountants therefore need to have a thorough understanding of the accounting rules and law involved. Furthermore, clients’ intentions regarding properties acquired, short and longer term need to be considered.

Tax

Our emphasis is on tax mitigation.  Helping clients to avoid “tax traps” and ensuring they only pay the tax they are required to, having claimed all available reliefs.

The main taxes usually involved are Stamp Duty Land Tax, VAT, Corporation Tax, Income Tax and Capital Gains Tax.

From an individual’s point of view we can also advise on Inheritance Tax.

Property development and investment usually involve few transactions but each is of relatively high value.  It is essential to ensure the impact of all taxes is fully considered before proceeding.

Project Appraisals and Finance

Drawing from the experience we have gained over our 40 years as specialist property accountants, we are able to help clients appraise proposed development projects and investments, both residential and commercial, and can advise on suitable financial structures. Through our contacts with lenders we are also able to assist clients raise finance when required.

Construction

The construction industry has its own particular accounting and taxation issues. The Construction Industry Scheme (CIS), employment status of workers and VAT being a few examples.

Morris Crocker has considerable experience in the construction industry having acted for all sizes of businesses from sole traders through to large construction companies for many years.  We are therefore able to assist clients deal with all these issues.
